Sump Pump Failure
A sump pump is a common feature in Lake Oswego homes. What happens when one fails?
Basements are a common feature in the Lake Oswego and West Linn metro areas. With as much precipitation as we commonly receive here, many homeowners have opted to install a water mitigation system in the lowest areas on their basement, complete with a sump pump to remove excess water in the event of overflow or flooding. Although a sump pump is a good investment to protect your basement from flooding, it is not fail proof.
In the event of Sump pump failure
Generally, a sump pump failure will occur during heavy rains of flooding. When the pump fails, or cannot pump water fast enough to prevent flooding, outside water can seep through the foundation or basement walls and cause flooding at the lowest portion of the basement. We’ve listed a few things you can do if your sump pump fails below:
- Contact a trusted plumber in your local area to repair the sump pump. If your sump pump has malfunctioned during wet weather, it is likely that you are not the only one. Contact your plumber ASAP, as he may already have a full schedule due to others facing a similar problem.
- You may consider purchasing a basement water pump at your local hardware store. If the flooding in your basement was the result of a storm in the area, resources may be spread a little thin. Having a backup pump on hand will keep you ahead of the game until professional help can arrive. You can read more about post flood safety here.
- Contact a reputable water restoration contractor such as SERVPRO of Lake Oswego/ West Linn. Although it doesn’t make sense for a water restoration company to pump out water as fast as it is coming in, there will still be damage to mitigate even after the standing water has been removed. You can read more about the process of water mitigation here.
10 Ways to Prevent a House Fire in Your Lake Oswego Home
If your family has suffered a fire loss, contact the professionals at SERVPRO of Lake Oswego/ West Linn to learn more about how we can help.
Your home is a sacred space. It a place to raise a family, entertain guest and create lifelong memories. The idea of this special place ever befalling a house fire is frightening.
Life is unpredictable, and it is not always possible to know the future, but there are ways that you, as a homeowner, can be proactive to prevent a house fire in your home.
10 Ways to Prevent a House Fire in Your Lake Oswego Home
- Check smoke alarms frequently – According to the US Fire Administration, your smoke alarms should be tested at least once a month and your batteries should be replaced at least twice a year. An ounce of prevention is worth a pound of cure.
- Inspect all sources of heat - Whether it is a central heating system, a wood stove or a space heater, all sources of heat in your home should be checked annually by a professional.
- Keep oven and stove top clean and free of debris - A dirty stove can be a fire hazard. The bits of food a debris left behind after you last dinner party can result in disaster if left unchecked. Always keep your cooking area clean and free from potentially flammable materials (oven gloves, plastic utensils, paper towels, etc.)
- Do not leave kitchen unattended - It only takes a few seconds for a fire to start. If you need to leave the kitchen, turn off the stove first. A house fire is not worth a few seconds of saved time.
- Maintain your clothes dryer - Most dryers should be thoroughly inspected on an annual basis. Dryer hoses can become inundated with flammable lint and should be professionally cleaned at least once a year. Additionally, always keep the lint trap cleaned out and make sure no extra lint or clothing items have become trapped behind your dryer.
- Keep electrical cords maintained – Electrical cords can become a fire hazard when they become old and frayed. Always inspect power cords prior to plugging them into a power source.
- Store flammable materials safely – Certain household and cosmetic items can become a fire hazard when stored near a heat source such as a space heater or exposed to a hot hair dryer. Use caution when storing these items.
- Use candles safely – Although candles are lovely, they can quickly turn disastrous if left unchecked. Make sure to extinguish candles before leaving a room or drifting off to sleep. Always keep your pets away from burning candles.
- Use caution when using your fireplace - Do not allow any sparks to escape into the rest of your home. Make sure there is a properly functioning door between the flames and your flooring. A fire should never be left unattended and should be OUT prior to leaving your home for an outing. Additionally, ashes should be disposed of in a metal receptacle designed for that purpose.
- Keep fire extinguishers maintained and available – Fire extinguishers are your best defense in the event of an accidental fire. There should be a fire extinguisher available in every room where fire is a potential hazards, particularly in the kitchen and garage. Additionally, all residents of the home should be properly trained on how to operate fire extinguisher.
Fire safety is EVERYBODY’S Job. Losing everything to a house fire is one of the most devastating events that can happen to a family. Your home is filled with lifelong precious memories. You owe to yourself and your family to protect it to the best of your ability.

While you are away on vacation, the last thing you want to worry about is water damage to your home. Unfortunately, a water loss can strike at any time, whether or not you are present for it. Here are a few tips you can use to minimize the potential of water damage to your home whilst away.
Quick pre-departure home inspection
After you have bought your plane tickets and packed your luggage, make sure to do a quick inspection around your home for potential problematic areas. Have a look at the pipes under your sinks, look for any issues with your water heater or furnace, inspect the supply lines that connect your major appliances and check the gutters and roof for any leaks, blockages or abnormalities.
This quick step can greatly reduce the potential for damage while you are away and give you peace of mind in the process.
Turn off the water main
An easy way to insure that you have no water related issues while you are away is to simply turn the water main off. It may be days before someone discovers standing water in their home, and turning off the water main on the way out the door will eliminate the potential to find unwanted surprises when they return.
Hire a house sitter
It’s always a good idea to have a trusted friend, family member or neighbor keep an eye on your home while you are away. Even better if they can stop in once or twice a day to make sure everything is in order. Make sure that whoever you choose receives adequate instructions and emergency contact information.

Tips to Mitigate Storm Damage from Structural Defects
If you live in Clackamas county, a storm is ALWAYS brewing. Are you and your family ready?
Storms that dump many inches of rain over the period of just a few hours expose your home to the risk of severe flooding inside your foundation. The causes of these storm-related outcomes focus on the condition and capacity of gutter and downspout systems as well as the possibility of seepage because of the supersaturated ground. Our crews train extensively to respond to these types of conditions, ready to turn back the clock and return your Lake Oswego home to you “Like it never even happened.”
Several days of incessant rains soak the ground surrounding your house. The water finds nowhere to go but through the cinder blocks into your foundation. As the pounding rain rolls off the roof into your gutters, it spills over, sending torrents of water over the edge of your foundation. We have answers to the flood damage afflicting your Portland home, dilemma, and you can almost guarantee yourself a better result if you call for our services immediately without trying to manage the influx of water by yourself.
Our team ascertains if it is safe to work in the flooded basement, and we begin pumping out the water. We hit the ground running even if the power in your home is unavailable to use because of our powerful truck mounted submersible pumps and water extractors. Once the water level reduces, SERVPRO team members assess the condition of any mechanical systems and determine whether stored items or furnishings sustained flood damage. Cinder block walls are notorious for holding water within interior cells. Sophisticated scanning techniques find pockets of water, and we drill through mortar joints to release it. Air movers and dehumidifiers begin the process of drying the walls and floors.
SERVPRO does not leave you high and dry after completion of the job. We consult with you about the reasons for this destructive event. Water incursions through the walls of your foundation signal that the grading around your home may need review. Poorly performing gutters and downspouts may need an upgrade. We also work you through the insurance claim process as storm related flooding frequently is a covered instance.
SERVPRO of Lake Oswego/ West Linn is poised to perform when you call (503) 635-6233. No disaster is too big or too small for our professionals to lend their training and experience to meet your needs in Lake Oswego, West Linn, or even Marylhurst.
Home Mold Prevention
By the time you notice mold, it may be time to give us a call. 503-635-6233
Clackamas County, Oregon is known for their wet winters, and where there is moisture, there is a potential for mold. Mold can be stopped from growing when it is deprived of warmth and food, but existing mold will remain dormant until it gets adequate warmth, moisture and food. Mold has the ability to withstand far cooler temperatures than is maintained in a home in the wintertime.
When water freezes it expands and can cause cracks in your home and allow water to get into the walls of your home. This additional moisture can instigate mold that may not even be detectable until it’s too late.
Running a heating system can cause the interior of the home to become very dry. Some people combat this issue by implementing a humidifier. If you choose to use a humidifier, make certain that it does not create excessive moisture and that a humidity level of 40% or below is maintained.
Some possible airborne sources of mold can be removed with regular vacuuming and dusting. Attention should be paid to the bathroom and kitchen and areas where excessive moisture is a potential. In less than 24 hours, an unchecked damp area can spur on a full blown mold issue.
The use of area rugs over washable flooring instead of wall to wall carpeting in areas where moisture can become a problem is a good measure to take. Additionally, it is a bad idea to install carpeting in a highly trafficked entryway, as wet boots and snow can permeate carpeting and become a breeding ground for mold.
Clothes and paper goods can be sources of food for mold. It’s never a good idea to store these items in damp areas like a basement, particularly near walls or on the floor.
Windows should be properly sealed. Warm air can consolidate on cool glass and permeate into cracks. Mold can form in spaces or cracks on your windows if they are not properly sealed.
Make certain that your gutters and downspouts are clean and in proper working order. The purpose of a gutter system is to divert water away from your home and its foundation. If water is being allowed to pool around your home’s foundation, consider extending your downspouts.
Bathrooms and kitchens utilize exhaust fans to vent moisture out of the area. These fans should NOT exhaust into an attic or crawlspace, as the trapped moisture can create mold. Check your exhaust fans and make sure they are properly ventilated.
Running a dehumidifier in your basement crawlspace is a good preventative measure to prevent mold, as is lining the exposed ground with waterproof polyethylene plastic.

4 Steps To Fire Smell Removal
The smoke is gone but the smell continues to linger. SERVPRO of Lake Oswego/ West Linn can help!
Have you recently had a small, non-emergency or life threatening fire in your Lake Oswego home? Maybe you had a minor kitchen fire mishap or perhaps a few of your decorative holiday lights sparked a little flame that you had to douse with water or maybe your clothes dryer malfunctioned. You managed to get the fire out with minimal damage, but now you are left with a persistent smoke smell throughout your home that just doesn’t want to go away.
Every fire scenario has its own set of challenges contingent on the severity of the fire. The size and temperature of the fire will dictate how easily the smoke odor can be removed. Higher temperatures will cause the pores of the surrounding material to open up and absorb more odor. Proper post fire odor removal requires a battery of techniques that include cleaning, deodorizing and sealing the materials in question.
Here are the 4 steps to removing odor after a fire:
Step 1- Removal and proper disposal of all burned and charred materials. If the materials remain, so will the smell. If some of the materials cannot be removed, such as structural members, a sealant will need to be applied to lock in the odors.
Step 2- Installation of air filtration device, equipped with a carbon activated system. HEPA filters are not adequate to remove smoke smell. Carbon filters are needed to absorb and trap the gasses and odors.
Step 3- Thoroughly clean all affected and surrounding areas. Wet cleaning or the use of water should be avoided at this stage. All soots and dust will need to be removed. A shop vac or comparable unit should be used in this stage. After the larger particles have been removed, a thorough dry- chem sponge (available at most hardware stores) cleaning should be done.
Step 4- Spray deodorizers throughout the affected area. The goal of this step is to penetrate the pores of the affected surfaces with a quality deodorizing agent. A product specifically designed for smoke damage should be employed during this step. Follow the instructions that come with the product. The product should be allowed to absorb into the affected area and do its job. When the chemical has had a chance to dry, you should be able to quickly assess the situation and see (smell?) if these steps were adequate to remove the unwelcome smell in your home. If the smell continues to linger, you may have a bigger problem than you anticipated. The fire may have burned hotter and more severely, causing the smell to get into harder to reach areas and structural members. A professional should be contacted. Your home may require a thermal fogging treatment.
For larger fires, or even a small fire that leaves a persistent and lingering smoke smell despite your best efforts to remove them, a reputable fire restoration contractor should be contacted. Here at SERVPRO of Lake Oswego/ West Linn, we see all sorts of fire disasters and our crew of experts are available 24/7 to address your particular fire related disaster.
